According to our TPOA Covenants, Conditions, and Restrictions pets must be restrained or confined to each lot inside a fenced area or within a residence. All animals must be properly tagged for identification. If your dog is breaking loose from a leash/chain or getting out of a fence, it is your responsibility to fix the problem. The lot owner is responsible for any unrestrained dog/s even if that person claims to not "own" the dog (e.g., a family member owns the dog) or it is a rental property. Please do not let your dog out to run around on its own. Failure to keep your dog in your yard can result in a $100 fine.


We want Thunderbird Point to be a safe place for residents to enjoy being outdoors. Please be respectful of others by being responsible pet owners.

Message from Pittsburg Animal Control

As a friendly reminder. . .  It is ILLEGAL to CHAIN a dog ANYWHERE in Texas!  This is a State Law.  Keep them inside your house.  Fence them in.  Kennel them.  Put them on a steel cable, but not a chain.  If used, cables MUST be connected to a COLLAR.  Dogs MUST have ready access to food, water, and shelter (this is very important).  Spread the word!  Tell your family, friends and neighbors.

POOL RULES - Pool IS NOW Closed for Season

March 2026 - The pool is currently closed for the season, but the restrooms are now open. Construction will begin shortly on the pool fence.


The TPOA community pool is an asset to us all. We need adults and parents to help us keep the facility clean and safe.


  • WARNING - NO LIFEGUARD ON DUTY
  • IN CASE OF EMERGENCY, DIAL 911 (Address is 471 CR 2603, Pittsburg, TX 75686)  
  • An EMERGENCY phone capable of only dialing 911 is located in the pool area.  
  • Hours of operation: 8 a.m. to 10 p.m. daily (Closed Friday mornings for maintenance.)
  • Pool is for Thunderbird Point property owners' use. 
  • Access card is required for entry.    
  • Maximum user load limit: 108 people  
  • Pets are not allowed in the pool.  
  • DO NOT swim if you have been ill with diarrhea within the past two weeks.  
  • Changing diapers within 6 feet of the pool is not allowed.  
  • Glass items are not allowed in the pool yard.   
  • Persons under the age of 14 must NOT be in the pool without ADULT SUPERVISION.  
  • Extended breath-holding activities are dangerous and not allowed.  
  • NO diving
  • NO food
  • NO smoking or vaping
  • NO profanity
  • NO alcohol or drugs  
  • The throwable ring buoys are for Emergency Use Only, they are not pool toys!

2025-2026 (teal colored) access card is required as of Tuesday, July 1.   Please follow the instructions and do not proceed until the gate has completely stopped. There is NO PARKING ALLOWED as this is strictly for launching and recovering boats and watercraft. Parking for vehicles and trailers is provided at the top of the hill outside the gate.

Crime Watch

Most break-ins have a common theme - poor lighting on the property! Consider installing LED security lights, they work great and are very cheap to use. For a minimal monthly fee Upshur Rural Electric (www.urecc.coop  or 903-843-2536) will provide a light on the power pole in front of your property.

Dear Property Owner,

We are located within the Thunderbird Point Subdivision but serve many of the surrounding communities, including Hills Point, Pistol Mills, Oak Ridge, Sunset Bay, Meadows Lake, "The Point", Eagle Shores, etc. TVFD works closely with the Pittsburg Fire Department, and our fire fighters are on call 24/7. We are "first responders" as we can often get to the fire ahead of other departments depending on the location of the event.


TVFD is not only about fires. We respond to medical emergencies in our community before the ambulance arrives which can mean the difference between life and death, especially in rural areas.


TVFD is undergoing restructuring and needs your continued support. In our effort to raise funds and recruit members, we have held numerous fundraisers including several fish fries, gumbo cookoffs, chili cookoffs, and pancake breakfasts. We have used some of these funds to buy "bunker gear" which is our protective garments, a fire engine truck, install a flag pole at the firehouse, maintain our two brush fire trucks, purchase a pump so that we can take water from the lake where appropriate, add a new ladder and fire extinguishers so that our volunteers can go into harm's way as fully prepared as possible. Firefighting is very important to our community and requires a fair amount of funds to keep operating! Donations are encouraged and we thank you for your continued support!

Emergency Response teams NEED you to have your 911 residence address clearly displayed on your property! Reflective numbers and street name clearly marked work best at night. Every second counts and wasting time trying to find your address can mean life or death!

Learn Line Dancing

Beginning February 17, at 6 p.m. a beginner's line dancing class will be offered at the TVFD building. Nelda, a well-known East Texas instructor will be teaching the weekly classes. You don't need a partner to dance, so come have fun and learn to line dance for a great cause.


A $5 donation is appreciated for each class; all are welcome. 

100% of the proceeds will go to the fire department.

Short Term Rental Policy and Guidelines

Short Term Rental’s (STR’s) have become very popular in the last few years and have become a HOT TOPIC! STR’s are defined as renting/leasing out a single family residence dwelling for 30 days/nights or less and are typically managed by online services such as Vacation Rentals By Owners (VRBO), AirBNB, Hometogo, Homeaway, etc.


Texas law does not currently prohibit this concept as a single-family residence property owner, but responsible hosting is mandatory to keep the neighborhood community, TPOA, and nearby residents all happy! We live in a beautiful lake front community and would like to keep it that way and be respectful of others and their property.


Here are our TPOA Policy and Guidelines for STR’s:


SAFETY


  • Guests MUST NOT block neighbors’ property, driveways, sidewalks, etc. with any vehicle of any type and definitely not park on anyone else’s property.


  • Due to Thunderbird Point's narrow roads guest vehicles should not be parked on the sides of the roads. This creates a serious safety problem for first responders such as, TVFD, ambulances, and police to access anyone during an emergency. 


  • All guest vehicles must be able to park on the existing STR property driveway and garage space. If all of your guest’s vehicles will not fit in or on your property you have too many guests!


RESPECTING YOUR NEIGHBORS


  • Keep the noise level down especially with large groups and parties.


  • A 1:30 a.m. noise curfew should be respected.


  • Do not allow guests on neighboring property. The property owners are responsible to ensure their guests know their property boundaries.


  • Garbage and trash should be accommodated in refuse containers. The piling of excess trash bags outside or on top of the refuse container(s) is unacceptable due to wildlife tearing into the bags and sitting for days until the refuse companies scheduled pickup. These companies will NOT pick up excess trash outside of their containers. Excess garbage should be hauled off by your guests. Your neighbors should not have to clean up after your guests!


TPOA AMENITIES


  • Pool, parks, boat ramp/dock are for property owners who are current and paid in full on their annual assessment. These amenities are NOT for STR guests use, nor do we have the capacity to accommodate them.


  • Outdoor fires are restricted to “on property” fire pits and not allowed during burn bans or on common areas / amenities.


FINES


TPOA reserves the right to assess fines on a case-by-case basis to the STR property owner/s for the following violations:


  1. Vehicles blocking other property owners access to their home or property - $500
  2. Excessive garbage/trash pick up - $100 and up
  3. First Responders access blocked - $1,000 and up
  4. Police called to STR residence due to disturbance - $500 and up
  5. Noise Complaints – 1st offense – Warning, 2nd offense - $100 and up
  6. Damage to common areas - $500 plus cost of repairs
  7. Revocation of TPOA access card due to repeated violations


We highly encourage all TPOA property owners and guests to be good neighbors and be respectful to your neighbors. The TPOA does not want to be put in the position to severely restrict STR use in our Governing Documents, as some cities have had to do in Texas. We hope all owners agree that with these policies and guidelines so that we can all enjoy our community and be mindful of others. It is the singular responsibility of the property owner of the STR to ensure your guests abide by these Policies and Guidelines. Some guests have no concern for the long-term atmosphere in the neighborhood. Please ensure that they do!
